Финансовая тема в моем блоге до этого не освящалась, потому что я была обычным обывателем, живущим на зарплату в найме. Хотя почему была, я все еще он и есть. Когда у меня появилась семья, мы стали семьей таких обывателей: двое взрослых и две зарплаты. Потом ребенок и пособие по уходу. Но в любом случае, кроме зарплаты никаких доходов не было. Накопления делались по остаточному принципу, и хорошо, что как правило что-то оставалось. Трат особо важных и крупных тоже не было (ну отпуск может в 400 000 рублей, вложения в дачу около 300 000 за сезон, но в любом случае посильно). Малообеспеченными не были и не будем, но и зажиточными людьми не назовешь. Обычный средний класс в городе-миллионнике.
Но в этом году я решила твердо заняться своими финансами. Причин масса, целей тоже. Так что прошу простить мне мой финансовый эксгибиционизм, но мне так будет легче не бросить и не забить, ведь публично данное обязательство (даже если публики и нет) дополнительно подстегивает. Ну а теперь к целям, ради которых я все это затеваю.
Цель №1. Стройка дома в деревне (2 100 000 рублей)
Так как мы решили ближайшие 5 лет прожить в деревне, то нам там нужен комфортный дом. Этот дом ни в коем случае нельзя рассматривать как инвестицию, это именно что дом для нашей жизни, причем не «на века», не «родовое гнездо» и упаси боже не «вложение». В общем просто дом. Как платье, только дом. Поэтому строиться будем исходя из наших представлений о комфортной жизни и красоте. Стоимость стройки мы бегло оценили в 7 000 000 рублей. Планируем привлечь ипотечные средства, поэтому цель сужается до 30% от стоимости дома. Планируем взять ипотеку с минимально допустимым первым взносом и платить строго по графику, так как ипотечные деньги как правило «дешевые». Если с льготной не получится, то там уже будем считать по ситуации и конкретные платежи, и досрочные погашения.
Так как строиться планируем в этом сезоне, то деньги лежат просто на срочных вкладах сроком в 3 месяца, чтобы их в любой момент можно было достать без существенных потерь. Процентики тоже какие-то капают: мелочь, а приятно. В целом, 20%-й первый взнос у нас уже есть, но возможно, придется его дополнить, если примут новые законы. К тому же, в случае со стройкой, есть много трат, которые идут не в ипотеку, а за наличку. Например, коммуникации или фундамент. В общем пока не утвердим проект и смету и не начнется стройка, все свободные деньги направляются сюда. Лучше потом останется, чем не хватит даже на заключение договора.
Цель №2. Обжиться в доме (1 000 000 рублей)
Построить дом это ровно половина беды. Дом надо наполнить бытовой техникой, мебелью, сантехникой и т.п. По нашим планам на то, чтобы просто въехать в него потребуется около 1 000 000 рублей и это нужно иметь именно деньгами на счету, а не в акциях или вкладах, так как в магазине предпочитают твёрдую валюту. Может быть тоже рассмотрим краткосрочные вклады, так как на этапе заливки фундамента вряд ли нам нужна стиральная машина, и какое-то время до ремонта все-таки есть. Кстати да, эта сумма именно про заехать жить, т.е. не полный ремонт и даже не всех помещений. Это по сути один санузел, кухня с техникой и одна, максимум 2 жилые комнаты и то не «под ключ». Мы планируем делать ремонт постепенно, уже живя в доме.
Цель №3. Стартовый капитал на бизнес (3 000 000 рублей)
Ох, это самое сложно, но зато и не ограничено 2024 годом, хотя имеет четкий приоритет «чем раньше, тем лучше». Постараюсь к лету 2025 года. Сюда пойдет все, что останется от первых пунктов + те деньги, которые у меня уже есть на счетах, которые нельзя использовать в 2024 году. Например, деньги на моем ИИС, который я планирую закрыть в июле 2025 года. В отличие от стройки и ремонта, деньги на эту цель понадобятся небыстро, поэтому у меня есть больше воли в выборе инструментов. Подойдут и облигации с погашением в обозримом будущем, и вклады с более длинным сроком, и может быть что-то еще. 3 000 000 рублей в заголовке разумеется не на 2024 год, а вообще. Но начать надо в этом году обязательно.
Цель №4. Начать формировать пенсионный капитал (100 000 рублей)
Бытие бизнесменом чревато полным отсутствием социальных гарантий. Я еще молчу, с немаленькой вероятностью я вообще прогорю. Я это прекрасно понимаю. С одной стороны, сумма в 100 000 рублей выглядит смешной. С другой стороны, первые 3 цели настолько большие (суммарно больше нашего семейного годового дохода, разумеется), что велик соблазн лечь на них костьми и направить все ресурсы туда. Да и вообще некоторые люди считают, что распыляться по жизни не стоит.
Но я считаю, что лучше начать с малого. 100 000 рублей больше чем 0 рублей. Эту сумму реально отложить на долгий срок, забыть о ней и не обращаться к ней в тот самый черный день. Это именно та сумма, которая комфортно изымается из оборота семьи, практически не сделает погоду в первых трех целях и поможет начать формировать пенсионный капитал. Сумму целевого капитала я пока не считала, в этом году она меня не интересует. Очевидно, она в разы, в десятки раз больше 100 000 рублей. Но это проблема не этого года. В этом году нам хватит.
Цель №5. Отпуск по России на 4 человек (200 000 рублей)
Ну а эта цель скорее психологическая. Я из тех людей, которым трудно дается отдых, когда есть неоконченные дела. Угадайте, заканчиваются ли ремонты, стройки и накопления по плану? Конечно, нет. Но чтобы не быть загнанной лошадью, надо отдыхать и восполнять ресурсы. У нас с мужем есть небольшой план двухнедельного путешествия по Волге и на Урал. И самое сложное в этом путешествии не накопить на него денег, а разрешить себе в него отправиться, отдохнуть там и не грызть себя за то, что плитка в ванной не положена, а баклажаны на грядке съедены слизнями. Ну и за 200 000 рублей себя тоже не гнобить. Так что вот такая цель. Потратить на отпуск и не скорбеть о об этом.
Ну а как планируем достичь?
А это самое сложное, а поэтому и интересное. Ладно, если честно посчитать, то на самом деле скопить надо не 6 400 000 рублей (2 100 000р + 1 000 000р + 3 000 000р + 100 000р + 200 000р), а поменьше. Все-таки и большая часть первого взноса уже есть, и какие-то средства на ИИС уже болтаются не первый год, да и срок накопления стартового капитала явно не в этом году, так как стройка с ремонтом и переездом задача непростая сама по себе, а у меня в сутках также 24 часа.
Тем не менее, у этом году у нас уменьшается наш совокупный семейный годовой доход, так как один взрослый будет находиться в отпуске по уходу за ребенком и будет получать всего 49 123 рубля (и то потому что с этого года это пособие неплохо подняли, предыдущее было меньше), а зарплата второго взрослого мало того, что будет единственным доходом, так еще и добавятся кредитные обязательства в виде ипотеки на дом.
Поэтому волей не волей нам придется пересмотреть и сократить свои расходы, оптимизировать их. Возможно, нужно будет искать дополнительные источники дохода, подработки. Я, кстати, в прошлом году, перед переездом в Стамбул продала на Авито барахла на 150 000 рублей, чем убила 3 зайцев: сделала генеральную уборку и ревизию вещей, избавилась от кучи хлама и сэкономила место в коробках на хранение и заработала немного денег. Но основная работа, конечно же, будет с расходами. Прогулять и проесть можно любую зарплату, уж я то знаю. Так что мы постараемся без существенного снижения качества жизни достичь желаемого в этом году.
